CARLSBAD: Commission approves mini "Restaurant Row" project

Carlsbad Paseo project (Illustration by Benjamin Montag - Staff Artist) CARLSBAD ---- A proposal to build two large restaurants and a Spanish-style shopping center across the street from the Carlsbad Premium Outlet stores won approval from the city's Planning Commission on Wednesday.
Developers had planned to put a hotel on the 7-acre site along Paseo del Norte, but reconsidered because of height and parking limitations, said Peter Aylward, president of the company that owns the land.
The latest plans call for a P.F. Chang's Chinese bistro, a second yet-to-be-determined restaurant and a two-story, 44,400-square-foot complex of upscale shops.
"Architecturally, I think it's a good thing for Carlsbad," Aylward said as he described how the project would look from the east on Paseo del Norte and from the west on Interstate 5.
The additional restaurants, combined with an adjacent King's Fish House, will give Carlsbad a miniature version of the popular Restaurant Row area of San Marcos, he added.
The proposal needs the approval of the City Council.
If the council backs it and construction proceeds according to plan, the complex could open in late 2009, Aylward said.
Planning commissioners appeared eager Tuesday for that date to arrive, saying they planned to enjoy the proposed development themselves. Commissioner Bill Dominguez said he loved the food at P.F. Chang's, while Commissioner Farrah Douglas wanted to know what the upscale stores would be at the proposed shopping center.
Aylward said the names he had been given didn't mean much to him, but maybe they would to her. Then, he listed Chico's clothing and White House & Black Market, among others.
"I approve of all of them," Douglas said as others on the commission laughed.
"Yes, please go ahead and sign them up."
The commissioners' main concern appeared to be whether there would be ample parking.
Commissioner Marty Montgomery said the outlet mall on the east side of the street is so popular that it's hard to find parking spaces in its lot sometimes and impossible during peak periods.
Aylward and a representative of P.F. Chang's said their plans called for ample parking. Aylward added that he expects the two restaurants will be busiest in the evening, when business at the specialty shops will be slow, freeing up extra parking spaces.
The company has proposed 533 parking spots.

The unique feeling of the San Marcos Restaurant Row is that it has a few chains, but San Diego or Southern California restaurants are mixed in. Maybe a Coyote's, Pizza Port, Vigalucci, Papagayo, Fidels, Indian Princess, El Callejon, Leucadia Pizzaria, or other similar restaurant could get a spot. But sadly tourists like the chains and the tourists bring in the tax dollars as well.

But to Tuck chill bro organic food eaters are a minority around this part, just look at the waistlines around here and you should have known that wasnt going to fly. I agree though that organic is my main choice but if I go out to eat its to splurge from my daily rituals of making my own healthly choices.

I agree with you Pete. Parking is going to be horrible.
To Carlsbad Traffic Engineers wrote on Jul 17, 2008 5:56 PM:Hey Carlsbad Traffic Engineering: How about widening the eastbound curb lane of Palomar Airport Road at Paseo Del Norte to allow room for cars to make right turns at the signal past the stopped through traffic. The sidewalk is very wide and if the curb was widened by about 5 feet by the gas station it would make the traffic at the singal operate much better. It would help alleviate the traffic from the mall.
